Booking conditions for Villa Pikku Karhu
These booking conditions become binding on both parties once the customer has made a booking.
Booking and payment terms
The person making the reservation must be 18 years of age or older and be the person in charge of the accommodation.
After making the reservation, the customer must pay a deposit if it is more than 30 days before the start of the reservation. The deposit is 30% of the total price of the service. If the booking is made less than 30 days before the start of the service, the advance payment will not be charged separately, but the total amount of the service must be paid immediately, following the instructions given. The customer will receive an invoice with instructions on how to pick up the key. In case of late arrival, it is advisable to inform the service provider in advance.
The customer should be prepared to present a receipt for payment when following the key.
Cancellation
Failure to pay does not constitute cancellation, but cancellation must be made directly to the service provider.
If the customer has to cancel his/her booking, he/she must inform the service provider immediately.
Cancellation must always be made in writing or in any other appropriate way, taking into account the circumstances, to the address indicated by the service provider.
- If the customer cancels the reservation earlier than 30 days before the start of the service, the deposit will be refunded.
- If cancellation is made later than 30 days, the full amount will be forfeited unless the property can be re-rented.
- If a booking is cancelled before the start of the stay but after the booking due to a sudden illness, accident or death of the customer or a close relative, the customer is entitled to a refund of the price paid for the service. The service provider must be informed immediately of the event and an approved document (e.g. a medical certificate) must be presented.
- If the cancellation occurs after the rental period has already started, the total price of the accommodation will not be refunded. In such cases, reimbursement of the service paid can be claimed through any travel insurance.
The seller’s right to cancel the reservation
In case of force majeure, the service provider may terminate the reservation. In this case, the Service Provider must inform the Customer of the cancellation without delay. The customer is then entitled to a refund of the total price paid for the service. Any costs incurred by the customer due to force majeure will not be reimbursed. The service provider has the right to cancel the booking if the payment is not made by the due date.
Handing over the keys to your accommodation
The customer will receive the cottage key box code after payment by the due date.
In case of loss of the object key, the service provider is entitled to charge the costs incurred.
Staying in a resort
The holiday home is available from 16.00 on the day of arrival until 12.00 on the day of departure.
The holiday home rental includes free use of the apartment.
The holiday home includes furniture, crockery and bedding (blankets and pillows), linen, towels and energy for heating, lighting and cooking. Firewood.
If the client has not used the bed linen or the bed linen (blankets, pillows) is dirty, an invoice will be sent to the client for washing the bed linen and the mattress according to the actual costs, with a minimum charge of 60 €.
The customer is responsible for cleaning the holiday home during the rental period.
Please note that the final cleaning does not include the washing up of dishes – or dishes washed and rubbish removed. In addition, the customer must take away empty bottles and cans and put the furniture back in place. Any crockery and cutlery must be removed or taken to a waste disposal point.
If a holiday destination is not cleaned or is not cleaned properly, the service provider is entitled to charge up to double the cleaning fee. The service provider is not responsible for any items left in the accommodation.
Hot tubs and swimming pools prohibited
Due to the high water and firewood consumption, all types of self-brought or rented hot tubs and swimming pools are prohibited.
A fine of 500 euros will be charged for unauthorized use of a hot tub or swimming pool.
Fireplaces and swimming pools prohibited
Due to the high consumption of water and firewood, any kind of self-provided or rented logs and swimming pools are prohibited.
Unauthorised use of a swimming pool or a hot tub is subject to a fine of €500.
Number of people
A holiday destination may not be used by more persons than the number of beds indicated in the destination description.
It is forbidden to use a tent, caravan or caravan on a holiday plot without permission.
Comments
The customer is obliged to notify the service provider immediately of any shortcomings, both in the service and in the accommodation. If possible, these can then be corrected or compensated for during the stay.
If the customer has not contacted the service provider during the rental period about possible defects, the customer loses the right to any compensation.
If the matter to which the complaint relates is not satisfactorily resolved within the rental period, a written complaint may be sent to the service provider within one week of the end of the reservation.
Emergency situations
The Service Provider or its representative has the right to terminate the rental agreement immediately if the Client, despite being warned, does not cease to cause disturbance to the residents of the same or neighbouring property or otherwise violates the agreed living arrangements.
The customer pays for the costs of the measures (e.g. a visit fee charged by the security company).
The service provider is not liable for any damage or expenses caused to the customer by natural conditions, insects, ants, rodents, unexpected weather variations, construction work or structures on neighbouring properties, equipment or other changes made by the owner which have not been notified or problems caused by third parties (e.g. water, electricity or TV network outages).
Damages
The service provider is not liable for damage caused by force majeure or any other unforeseeable cause which the service provider or the professional trader used could not have prevented even with the greatest possible care.
The service provider must inform the customer of the obstacle without delay and must endeavour to minimise the damage suffered by the customer.
The customer must comply with the instructions and regulations issued by the service provider in connection with the use of the service, and the customer is responsible for any damage caused to the service provider or third parties.
The customer is responsible for ensuring that he/she has the valid documents required to use the service.
If you do not use all or part of the agreed services, you are not entitled to a price reduction or refund on this basis.
The customer is liable to compensate the owner of the holiday property or its movable property directly for any damage caused.
Smoking and pets
Smoking is only allowed outside the resort.
Pets are not allowed on the resort.
The provider is not responsible for any allergy or other problems caused by unauthorised smoking or animal dust.
